In September 2023, Metrics was presented with an opportunity to participate in a JV for the acquisition and development of a light industrial project on the Gold Coast. Metrics entry into the JV was contingent on planning approval being granted, mitigating planning risk for the project.
The site is adjacent to a Westfield shopping centre, Helensvale train station and light rail station. The site also has direct exposure to the Pacific Motorway (M1), which connects Brisbane and the Gold Coast, providing easy access for occupants and customers.
The development consists of concrete-walled units with mezzanine office and on-grade car parking. The units range from 250sqm to 500sqm, targeting a variety of purchasers including investors and owner-occupiers. Delivery will occur in multiple stages to manage sales velocity and ensure price growth with larger, more premium product to be delivered in later stages.
The development is well progressed with construction of the initial stage complete and the entire stage sold and settled. Main works are underway for subsequent stages with a target final completion date of early 2028.
