In January 2024, Metrics was approached by Hamton, an experienced private developer, to participate in a joint venture to acquire and develop the site.
The site is located at the corner of Auburn Road and Woodburn Road in Hawthorn, one of Melbourne’s sought-after inner eastern suburbs. The surrounding area is characterised by prestigious schools, leafy streets and low-rise housing, contributing to a strong residential appeal.
Hawthorn is located approximately 7.5km south-east of the Melbourne CBD and is well serviced by transport infrastructure. The site benefits from strong road access via Auburn Road, with the Monash Freeway less than 1km away. Tram services operate nearby, and Kooyong Station is approximately 1.3km from the site.
The project occupies a unique position close to the Yarra River, with convenient access to walking and cycling trails, parkland and open space. Kooyong Train Station and the Kooyong Tennis Club are located nearby, further enhancing the site’s lifestyle and connectivity credentials.
The project will comprise six boutique residential buildings, ranging from three to seven storeys, delivering approximately 350 apartments. The development will also include car parking and a small retail component, such as a local grocer, to support day-to-day convenience for residents. The apartment mix is weighted towards two- and three-bedroom homes, targeting a broad buyer base including downsizers, owner-occupiers and investors.
The project vision is to create a "village on the hill" -- a thoughtfully designed residential community that balances density with open space and strong connections to the surrounding neighbourhood.
Sustainability is a key focus of the development, with ambitions to deliver the first green-accredited residential project within the local area. Approximately one-third of the site will be dedicated to publicly accessible green open space, supporting both residents and wider community.
A builder has been appointed, with target construction completion date in Q1 2029.
