In October 2024, Metrics identified an opportunity to acquire a development site which carried an existing hotel planning permit. There was potential to unlock additional value by amending the approval to deliver a residential scheme more in line with market demand, applying for additional height and yield.
The site is well positioned within one of Melbourne’s fastest growing middle-ring suburbs, Box Hill, offering convenient access to public transport, recreational facilities, and major retail centres including Box Hill Cetral and Westfield Doncaster. Demand for apartments in the area is well established, supporting ongoing price growth and reinforcing the project’s residential potential.
The proposed scheme includes 184 apartments over 27 levels, with retail tenancies on the ground floor and basement parking. Resident amenity will be provided on the top and ground floors.
Providing a mix of one, two and three bedroom apartments, the project is aimed at a mix of owner-occupiers and investors. With a focus on high quality design and market-leading resident amenity, the project will be differentiated from the lower quality investor stock that has historically dominated the Box Hill market, ensuring it is not required to compete on price with nearby developments.
The permit is being assessed by the State Government under a fast-track approval process, with approval anticipated by mid-2026.
