In August 2024, Metrics was presented with an opportunity to acquire the DA-approved site in an off-market transaction in Joint-Venture partnership with a longstanding builder / developer partner.
The Sydney CBD site will provide a master-planned redevelopment of the ground plane between Pitt Street, Liverpool Street and Castlereagh Street, regenerating the central part of the Sydney CBD.
The project willfeature a large outdoor piazza, providing through-site access between Pitt Street and Castlereagh Street serviced by a number of hospitality and retail tenancies within the podium structure.
The Joint-Venture has re-designed the original development application, re-allocating excess hotel floor space to high value residential as well as maximising efficiencies within the floor plans across the two level.
The development modification was lodged with council in June 2025.
The podium will also contain a 209 room, 4.5-star upscale, lifestyle hotel with separate lobby and entrance, providing a high quality and well-located guest offering with amenity such as outdoor pool, wellness centre and gym.
The luxury residential units will offer a diverse mix of studio, one, two, three and four bedroom residences, along with 460 basement car parks for residents.
Residents will have access to market-leading amenity including a wellness centre, private gym, private dining and function rooms. Amenities also include resident entertainment facilities, large outdoor pool, rooftop dog park and communal spaces.
Demolition and early works programme will commence in late 2026 with main construction works to be completed in 2032.
